tenant Investors Bank property located at 2150 Merrick Road, Merrick NY for $2,990,000

The 2,400 Sq. Ft. building is located along a very busy stretch of Merrick Road, which is one of

Long Island’s main thoroughfares. The building is currently being constructed and is scheduled

to open in April, 2017. There is a new 15-year lease term in place with option periods. The

absolute triple net lease also features zero landlord responsibilities and features a full

corporate guarantee.

The sellers were a team of local developers and the buyer was a private investor from Queens,

NY, who was able to close the transaction within 3 weeks. “The buyer was attracted to this property because of the new long term lease and relatively low price point compared to other new construction banks in the market place.”, said Frank Caporrino, President of Invest Commercial. “Triple net leases, particularly bank properties with investment grade credit continue to generate very aggressive cap rates for the sellers of these properties”.
